A Hell's Kitchen high-rise made famous by a crane fire and collapse is now hitting the luxury apartment market with a new name: “The Maybury.”
The 46-story tower at 550 10th Ave (between West 40th and West 41st Streets) will include 453 apartments, of which about 70% (315 units) will be rented at market rate and the remaining 30% will be “affordable” units, according to a press release from the Gotham Organization, which is developing and marketing the building.
The name “Maybury” is an Old English word meaning “fortified place” and may have been chosen due to a dispute between local residents who called the area below West 42nd Street Hell's Kitchen and real estate developers and agents who wanted to designate it as Hudson Yards.
The building will consist of studios, one- and two-bedroom apartments, and 28 “micro-units,” each ranging from 315 to 350 square feet and equipped with a built-in bed and sofa — still plenty spacious to lounge in compared to the 95-square-foot micro-apartments some of New York's Gen Zers live in (me not included!).
Rents have not yet been announced, but a one-bedroom apartment in 555TEN, the luxury tower across the street, currently goes for $5,495 a month, and $8,500 for a two-bedroom. The building was hit by a crane explosion in Maybury last year, bringing down a boom and a 16-ton load, causing nearly $83 million in damages, W42ST reported last week.
All of Maybury's units were designed by Handel Architects and will feature “premium quartz countertops” and “top-of-the-line panel appliances and window treatments.” In the future, the panoramic views of the city and Hudson River may make them the perfect spot to watch the Fourth of July fireworks.
Amenities include a 45th-floor cocktail lounge, outdoor terrace, fitness center, yoga studio and a 24-hour staffed lobby.
“Hudson Yards is an exclusive neighborhood in New York City, offering unparalleled access to the best restaurants, retail and office space,” Brian Kelly, president of Gotham Organization Development, said in a statement.
Gary Handel, managing partner of Handel Architects, said he wanted the building to “blend into the area and environment,” which he said is expressed through “the sculpted brick-colored metal and subtle variations in the paneling that create a sense of dynamism while emphasizing the scale of the home.”
Covenant House was headquartered at 550 10th Avenue for many years, until the Gotham Organization purchased the original property for $80 million. As part of the deal, the developer worked with the nonprofit to build a new 80,000-square-foot facility from the ground up next door to further its mission. The organization, which provides support to homeless youth and victims of human trafficking, is now based just around the corner at 460 W41st Street.
Maybury will have 9,000 square feet of retail space on the first floor. It will be located across from Superior Gourmet Marketplace and Hudson Yards Success Academy, and next to Yotel and Green Room 42.
Maybury will be a convenient location for executives and employees of companies like Wells Fargo, JPMorgan Chase, Amazon, and L'Oreal, which are located nearby in Hudson Yards.
