ORLANDO, Fla. (Ivanhoe Newswire) – Expect to see more and more homes come up for sale this month, and a new report from Zillow shows that the best time to sell a home is early June.
June is a great time to put up for sale signs.
“If you have a family or children, it's a great time to make a transition — buy a home in June, move in July, and get the kids ready and ready for their new school,” says Julie Bettosini, co-founder and luxury home specialist at Stockworth Realty Group.
For sellers, experts say people are motivated to move: In 2023, homes listed in the first two weeks of June sold for 2.3% more, according to a Zillow report.
With over 1.5 million homes currently on the market, how can you sell your home faster?
To get the most bang for your buck, experts say you should focus on these five updates: First, a new coat of paint and new lighting fixtures.
“Two easy, very cheap ways to do it,” Betcini said.
Next, renovate your kitchen and bathrooms. This doesn't necessarily mean a major renovation: Experts say that even a small kitchen remodel, like reupholstering your cabinets, can help you recoup 80.5% of what you paid for your home when you sell.
“Sometimes, refreshing countertops, backsplashes and appliances can be all it takes to create a new look,” Bettosini says.
Finally, focus on the exterior of your home, which depending on the season can include fresh mulch, flowers, trimmed bushes, etc. This is the first impression buyers have of your home and can increase your property value by up to 12 percent.
“And it really sends a signal about how the seller has actually maintained the home behind the walls and in the areas that are not visible,” Bettosini said.
Things you shouldn't waste money on: cracks in driveways and sidewalks, small electrical and plumbing issues, window treatments, flooring, and minor upgrades.
Experts say that if you have bright colors in your home, you should eliminate any personal elements: Keep the color palette simple and neutral throughout the house, remove family photos, and keep your home clutter-free.
